EIFS Stucco Inspections

An EIFS inspection (Exterior Insulation Finish System) is conducted on homes that are clad with EIFS or more commonly referred to as “Synthetic Stucco”. A visual and moisture inspection is conducted on the EIFS cladding using a Tramex Wet Wall Detector (non-invasive) and a Delmhorst BD-2100 moisture meter (invasive). The components of the EIFS system and construction details are evaluated for proper installation and function. The wall cavity (substrate) behind the EIFS system is also evaluated for moisture content. Recommended repairs and a list of certified stucco contractors are included in the report.

Visual Stucco Inspections

A visual inspection is conducted on the hardcoat stucco systems and EIFS stucco systems evaluating the components and construction details of the system. Recommended repairs and a list of certified stucco contractors are included in the report.

HardCoat Stucco Inspections

A hardcoat stucco inspection is conducted on homes that are clad with hardcoat stucco. A visual inspection is conducted on the hardcoat stucco system evaluating the components and construction details of the system. If warranted, invasive tests can be conducted on the hardcoat stucco cladding to evaluate moisture content and the condition of the substrate behind the system. Recommended repairs and a list of certified stucco contractors are included in the report.

Stucco Maintenance Inspections

We will inspect your stucco home every year as part of a preventative maintenance program doing a full stucco inspection, moisture testing, pictures, and full report. This will tell you the current conditions of the stucco home and makes for a great paper trail if you go to sell the home giving buyers peace of mind concerning the stucco system.

Why is a stucco inspection necessary?

Answer: There are a variety of issues associated with EIFS homes that can be mitigated with a stucco inspection. To name a few: the stigma associated with stucco homes; reluctance to list, show, or view/buy stucco homes; preserve asking price/value; protection for all parties involved; protection against repairs failing/moisture intrusion; peace of mind; approved inspection protocol and repair standards.

I’ve heard of stucco warranty/guarantee programs in the Charlotte area. What are the facts?

Answer: The MoistureFree Warranty is the only national third-party warranty without the potential conflicts of interest inherent with a guarantee from a repair contractor. Without knowing specifics, generally speaking, most other programs are backed by a single insurance policy on the company and are not geared to multiple homes. Several large claims can put these programs out of business, leaving the homeowner at the mercy of his/her own pocketbook. In addition, many times these programs demand that you use their inspectors and that all repairs are done by those same inspectors. We see this as a potential conflict of interest.
